Hello! My name is Amber Woodruff. I am a CA State Licensed Residential Real Estate Appraiser and the Owner/Founder of Mammoth Appraisal Co. in Mammoth Lakes, California. I have spent the past 20 years appraising this area. My primary coverage areas are Mammoth Lakes and Mono County, CA, as well as northern Inyo County and the City of Bishop.
I began my career in real estate appraisal back in May of 2000, working for a local appraisal office while going to college full-time and studying real estate appraisal. In January 2003, I obtained my first appraisal license, and after completing my 3-year apprenticeship, my mentor, Matthew Lehman, kept me on full-time as an appraiser. I was with his company for 18 years before his interest shifted away from appraisals allowing me an opportunity to buy data from him and go out on my own.
In my nearly two decades of appraising here, I have experienced all market conditions; the good, bad, and ugly. I continue to grow, learn, and adapt to ever-changing markets and technologies. While embracing the new, I also maintain my love of historical data and enjoy reviewing things like old maps, blueprints, and developer records. I maintain an extensive in-house database, and I have a team at hand to help where needed, including my large dog, that clears the perimeter for bears, and my husband, who often accompanies me to hold a tape measure or the target for my laser tape, turn on lights, and adventure to various locations with me.
Mono County has a land area of nearly 2 million acres and is only 6% developed. In my 20 years appraising in the local area, I’ve performed appraisals off-grid, on-grid, down dirt roads with no street signs, and in all seasons with access varying from 4x4 off-roading, snowstorms, and even once by snowmobile and snowshoe.
I specialize in the local area and perform appraisals of residential property types ranging from condotels with a ski gondola to cabins in the woods or a home in the desert.
Mono and Inyo Counties have amazing vast spaces and a variety of markets and neighborhoods. I hope to visit yours soon.
I am 4th generation to Mono County. My great-grandparents came here by covered wagon to build houses in Bodie, a now State-preserved Mining Ghost Town. My grandmother was in the first graduating class of Lee Vining High School and is buried at the Mono Lake Cemetery between her first and last love, Stan Hess, who was the last of the Indian Chiefs in Mono County, and my grandfather, “Hefty” Sanderson, former Sheriff of Mono County and multi-term Sheriff of Mineral County, NV. My parents were two of the original founders of the Save Mono Lake Committee.
I was born here in the Eastern Sierra’s, then raised in San Luis Obispo on the Central Coast of California. After graduating from SLOHS in 1997 (as the Senior Class Vice President and Captain of the Varsity Cheerleading Squad), I moved back to this area to attend college. As many locals will tell you, “winter is what brought me, and summer is what kept me.” I still have family on the Central Coast and enjoy returning whenever possible.
I live in Mammoth Lakes with my husband and our 2-spoiled rotten rescue dogs. We enjoy vacationing in tropical places and taking local adventures as our schedules allow. My hobbies include gardening, snowboarding, camping, baking, snowmobiling, and interior design.
